The master developer of the 70-acre Manzanita site is Encore Investments, LLC, an Oregon company formed in 2015 by its founding principals Jim Pentz and Rick Hinkes.
Jim, an Oregon native, has successfully collaborated with Rick, a longtime Oregon resident, on manufacturing-based business ventures over the last three decades. After retiring from manufacturing, Jim focused on real estate development. Rick joined him in 2015.
Classic Street Cottages
Jim Pentz completed Classic Street Cottages, a pocket neighborhood community in Manzanita, in 2018. This 32-unit residential project is a neighbor of the Highlands development.
This “new urbanist-type project” has been well received not only in the marketplace but also by virtually all community stakeholders.
Conservation Commitment
In 2019, Pine Grove Properties created a conservation easement for the former Manzanita Golf Course property and gave that easement to the City of Manzanita, ensuring the land will stay free from residential or commercial development in perpetuity.
The golf course was then sold to Matt Brown, an experienced and successful golf course owner/manager, and renamed Manzanita Links Golf Course. Matt's goal is to continue managing the golf operation as a valuable recreational amenity for the community.
